Buying a house, what to know.

Before you take the giant step from renter to homeowner make sure that nothing is blocking your way. You want to have a pleasant and fun experience buying a home. Here are a few tips that may help you to have a memorable home buying adventure.
Spend some time shopping around for mortgage lenders before shopping around for houses. If you have already set up financing with a lender before starting your house hunt you will save yourself a lot of time and agony. You will know full well what houses you can afford to fall in love with right from the beginning. There is nothing worse than finding the home of your dreams to only have that dream shattered when you find out the amount of money your mortgage company is willing to lend is far less than the price of your dream home. That is one experience you do not want to have in your journey to home ownership.
You now know what homes are within your price range but you don't know how to find these homes. This is the time to find a real estate agent to guide you through the adventure of house hunting. You will want to find a reputable real estate agent. When looking for a real estate agent ask friends and family if there are any real estate agents they recommend. Your real estate agent should be experienced. You and your real estate agent should also like each others company because many hours will be spent together hunting down that perfect house.

Before your house hunting adventure begins make a checklist of all your priorities starting with price, number of bedrooms, schools, and location. These may be just a few items of top priority.
And now the adventure begins-the long awaited house hunt. When house hunting you may find yourself getting discouraged but keep looking until you find a house that comes close to meeting all the priorities on your list. One of the first things to remember when you are viewing a potential dream house is what one person may consider a dream another may find it a nightmare. So if the potential dream house has bright orange paint on the interior walls and the "kitten" wall paper in the den just isn't sitting well with you, remember paint and wallpaper can be easily changed. Try to focus on the number of bedrooms, along with the size of each bedroom. What about the general layout of the house? Consider the location and the overall size of the home. There are many things that can be changed in a potential dream house with minimal cost, such as paint, wallpaper and lighting. Things like where the home is located and the community surrounding the potential dream house are things that cannot be changed at any cost.
You may also try seeing the house at different times of the day, on different days of the week. Your potential dream home may be quiet and serene in the morning hours but in the afternoon it may turn into a racing speedway when the high school up the street lets out. Seeing a potential dream house on different days is also good idea because you may not know until its to late that Mondays are amateur aerial stunt day and the air space used to perform these stunts is the air space directly above your dream house.
Now matter how discouraged and tired you may become house hunting do not settle for just any old house, keep your focus on finding the house of your dreams and mark my words, you will!
