How to buy a house

A home is usually most people's biggest investment, and making the right choice in homes is very important. When you are buying a home there are many things you will want to consider, one of which is price range, and of course, you will also want to consider location, etc. The following is a quick guide to buying a house:

 Pre-shopping. Before you shop for a house you will want to look at your personal finances and your budget. Look not at what you qualify for according to the bank, look at with what your current household budget is, and what your ability is to pay for a mortgage. How much could you handle? Knowing what you can handle, not how much will be lent to you is key to buying the right house.

 Next, ask family and friends if they can recommend experts to you for the whole home buying process. You want to get your ducks lined up before you make the plunge to buy something really big. Ask for experts like a lawyer and an inspector, a loan expert, etc. These are the people who will help with the home buying process.
 Next think about your lifestyle. Your current lifestyle should affect your choice of home and neighborhood. You will want to live somewhere close to the things you enjoy. You will want to do a little research on current home prices in the neighborhoods you plan to target, so that you know if you ca afford something in the area you want to live.
 Once you determine a few neighborhoods that work for your lifestyle and preference, you will want to consider the costs of buying a home, there are costs besides just the price. There are hook up fees for utilities, there are closing costs, percentages for Realtors, etc. You have to calculate these in to what you can afford.
 Now look at the ongoing costs. You may have an HOA fee, higher utilities because the home is bigger, etc. So consider the costs besides just the mortgage payment, be sure to consider property insurance, etc.
 So, now that you know what you can afford, you have to go to the bank or loaning institution to see what they think you can afford, and see how much they will lend you.
 Now look for houses that fit the price range of both. You will want both your budget and the amount you qualify for to be taken into consideration.
 Next you need to find a broker to help you buy your home, and help you through the home buying process. Find a buyer's broker so that they will help you to get a good price, and buy your home legally, etc.

Buying a home is a fun activity, and it is really exciting. You just want to make sure that as you do so, you are careful to think about how much you can afford, and that you can prequalify for it, that you have a down payment and closing costs, and that you have considered the other costs of home ownership. You will want to have someone represent you in the transaction, and make sure you are aware of all the pitfalls so that you can avoid them.

Now, get out there and look in the areas you want to live, and find a home that fits your budget, and your needs.
